HOUSE EXTENSION . LEAMINGTON SPA

NEW HOUSE DEVELOPMENT . NUNEATON
Situated on a prominent arterial route leading into Nuneaton, this residence was conceived in response to the clients’ aspiration for a formal dwelling incorporating restrained classical influences. The architectural composition includes reconstituted stone detailing, commissioned from a specialist manufacturer, which contributes significantly to the property’s distinctive character and refined appearance.
The home comprises of five bedrooms arranged around a spacious central circulation area. A roof lantern positioned above this space allows natural daylight to filter through to the ground floor hallway below, creating a bright and welcoming interior environment.

BAT BARN . NUNEATON
This project represented our first commission for a dedicated bat barn, albeit now not the last. The oak-framed and timber-clad structure was designed with careful consideration for both durability and sensitivity to its rural setting.
Developed in consultation with conservation specialists, the design was specifically tailored to accommodate the needs of the local bat population. Access routes were incorporated to allow bats to reach the underside of the first-floor structure, where a spacious and secure roosting environment was created to provide a safe and suitable habitat. The scheme successfully balances ecological protection with the sympathetic integration of the building within the surrounding landscape.

HOUSE EXTENSION . NUNEATON
This 1930s property, situated on one of the principal approaches into Nuneaton, has undergone a comprehensive programme of extension and refurbishment. The works have been carefully considered to enhance both the functionality and overall quality of the dwelling, while respecting the character and proportions of the original property.
As part of the development, the existing single-storey side extension was demolished in its entirety to facilitate the construction of a new two-storey extension. The proposed addition provides substantial new bedroom accommodation together with associated ensuite facilities, significantly improving the capacity and layout of the home.

HOUSING DEVELOPMENT . KENILWORTH Mature poplar trees located along the site boundaries represented a significant consideration in the development of the scheme. Their substantial height and established root systems influenced both the positioning of the proposed dwellings and the overall construction methodology, particularly in relation to overshadowing and the need to minimise disturbance within the root protection areas.
A sensitive and carefully coordinated design approach was therefore adopted to preserve the landscape character of the site wherever possible. Through considered planning and arboricultural assessment, all but three of the existing trees were successfully retained, allowing the development to maintain a strong sense of maturity and enclosure. The completed scheme now comprises an exclusive development of four detached dwellings, now sit harmoniously within their landscaped setting. |

HOUSE EXTENSION . NUNEATON
Originally constructed in the 1950s as a modest three-bedroom dwelling requiring comprehensive renovation and extensions to significantly enhance both its accommodation and overall value. The existing garage and rear kitchen structures were removed to facilitate a more cohesive and efficient reconfiguration of the internal layout.
A carefully designed two-storey extension was subsequently constructed using materials selected to complement the character and appearance of the original house, ensuring a seamless integration between the existing and proposed elements. The ground floor accommodation was substantially improved through the introduction of a spacious open-plan kitchen and breakfast room, together with a utility area and dedicated dining space, creating a more practical and contemporary living environment. At first-floor level, the existing bathroom was repositioned adjacent to a newly created en-suite facility, while the addition of a master bedroom increased the overall accommodation from three to four bedrooms. The completed works have transformed the property into a significantly larger and more functional family home and, at the time of writing, had contributed to an increase in the property’s value of almost 200%.

This proposal relates to a modern detached property and involves the construction of a simple extension to create a dedicated study together with a larger, more flexible family room, enhancing the usability of the home. The extension has been designed to reflect and complement the existing property through the use of matching materials, ensuring a cohesive and well-integrated appearance. Large bi-fold doors are incorporated within the design to maximise natural light and take full advantage of the south-facing aspect and the associated benefits of daylight throughout the day.

Although the existing property presented the appearance of a traditional timber-framed structure, it was in fact a brick-built dwelling constructed in the 1930s. The property had also undergone a number of extensions over the years.
The property lies within the green belt and planning constraints required all extensions to be set back from the principal frontage resulting in a final design with a staggered arrangement and a slightly less cohesive overall appearance.
The final design comprised of a two-storey extension creating a second gable on the front elevation, thereby enhancing the dwelling’s presence within the street scene.
